Spring in Luštica Bay

2017 is only just underway, and yet it already promises to be a landmark year for Luštica Bay. Construction is moving swiftly ahead, we are welcoming new residents into their homes and are working closely with local residents, groups and associations to build lasting ties between Luštica Bay and the surrounding communities.  

Set to be a unique expression of Montenegrin living, offering a luxurious coastal lifestyle among a diverse and dynamic community, our vision for Luštica Bay is continuing to unfold.

The start of this year has seen a pivotal moment in the town’s progression with the concept launch of our town centre, Centrale. Planned to be the beating heart of the development, its creation is key to bringing together Luštica Bay’s community and transforming the town into a fully integrated destination.  

Work on the first of our seven hotels, The Chedi Luštica Bay, is now well underway. Due to be the projects first five-star hotel and the biggest within Boka Bay, its highly anticipated opening is planned for summer 2018. The start of this year has also seen our team work tirelessly on delivering the Marina Village’s Lavanda Residences which are now completed and have been undergoing handovers to their new owners since March. The finishing touches are being made to the nearby Ruzmarin Residences which will be ready for handovers ahead of this summer.


2017 has marked the beginning of a very important phase in Luštica Bay’s development - the concept launch of Centrale. Envisioned as our new town centre, it will become a vital and vibrant hub for Luštica Bay and the heart of community life.

It will occupy an important and strategic location, bordering the existing town of Radovići and acting as an essential connector between the new residential areas of the development and the surrounding area. Its wealth of offerings will include restaurants, bars, shops, boutiques, cultural attractions and public facilities. It will also be host to a variety of apartment types and public meeting spaces for gatherings and events throughout the year. Scheduled to be built in seven stages, construction of Centrale is planned to begin in early 2018. Upon completion, Centrale will transform not only Luštica Bay but the region as a whole.

On the Sea

The structural works of our main marina are now complete and the final phases of work will continue after the summer.

Its opening in 2018 will transform the Marina Village, providing a dynamic gateway between Luštica Bay and Montenegro’s sailing routes. In anticipation of its completion, this year we have participated in boat shows for the first time - presenting the marina’s state-of-the-art facilities at the Dusseldorf Boat Show in January and the Dubai International Boat Show in February.

The exhibitions were a great success, generating considerable interest in the marina and the Luštica Bay project as a whole.

On the Ground

The Marina Village is welcoming in new homeowners with the completion of the Lavanda apartments. We have been settling residents into their new coastal homes and completing exterior landscaping ready for owners to enjoy the summer sun. The adjacent Ruzmarin apartments are next in line as we finish work on their interior finishing, outdoor pools and landscaping. They are on track to be complete by the summer with pre-handovers already underway.

Set on the hillside above the marina, the Mimosa Townhouses are in the process of being built with excavations completed and the structural foundation work ongoing. We are also underway with preparatory work on the final marina neighbourhoods, the Kamelija and Magnolija Residences, which are located in front of the Mimosa buildings, leading down the waterfront. We have also commenced what is set to be an intensive year of construction work on our first hotel, The Chedi Luštica Bay, ready for its grand opening next year.


We were pleased to recently welcome Montenegro’s Minister of Education to discuss plans for a school in Luštica Bay. Set to be located in our newly announced town centre, Centrale, it is planned to accommodate up to 180 pupils of the age group levels, with details still being finalized.

In co-operation with the National Tourism Organisation, we hosted a group of tourism representatives from Bahrain who thoroughly enjoyed their five day stay in Montenegro.

News & Events

During the last month, the first of our hotels, The Chedi Luštica Bay, received its construction permit signalling the start of work on the hotel.

In addition, The Luštica Development AD company, and the Belgian BESIX Group S.A. signed a binding Memorandum of Understanding, a contract that marks their agreement to enter into a joint venture to develop and construct the hotel, as well as the Kamelija and Mognolija residential areas.
Another crucial area of construction began with the first stage of the new MR1 road which will link the Luštica peninsula with the surrounding territory of Tivat and coastal hotspots. Providing a vital and easy connection between the development and the surrounding region, it will be a high quality road, landscaped to blend in with the existing topography.

Over the last few months, we have supported a variety of initiatives in the Tivat and Kotor region. Earlier this year, we have signed a sponsorship protocol with the Tivat Municipality which pledges Luštica Bay’s support across a diverse range of cultural and sports projects up to the value of 150, 000 Euros.

Thanks to our efforts, the town of Radanovici within the Kotor Muncipality was able to fix the water supply issue to their school, while two schools in Tivat had new heating systems installed.   

We have invested over 50,000 Euros into the bordering village of Radovići. The donation has been put to excellent use: The elementary school has rebuilt its facade, recreational benches have been added across the village, a children’s playground has been installed, the bus stop zone has been repaired and an outdoor workout area has been built in front of the town’s cultural centre. The local kindergarten, Bambi, has received a television for its new classrooms which were built with our donation from last year.

The children from the Kadena folklore club were also thrilled to receive 16 new costumes for their performances. As a thank you to Luštica Bay they arranged a flash mob for our employees in front of the head office!

Luštica Bay has recently been featured in The Good Property Guide which hailed Montenegro as, “An increasingly popular real estate choice for international buyers looking for a long-term lifestyle investment”. The article focused on Luštica Bay’s impressive sales in 2016 which attracted buyers from over 33 countries.
Luštica Bay appeared in Vogue Online’s January article, ‘Six reasons why Montenegro may be this year’s most tempting travel destination’. The feature raved about Montenegro’s wealth of offerings - “From sweeping views to a fresh focus on food - and ample outdoor activities to keep your heart pumping” - and discussed the growing anticipation over the opening of Boka Bay’s biggest five-star hotel, The Chedi Luštica Bay.

Condé Nast Traveler also highlighted the grand opening in their April article, ‘Get to Montenegro now before everyone else does’ which discussed the country’s expanding tourism, from our new hotel, to luxury retail and restaurant offerings, to increased flight links.
